About the job
The position requires working closely with the Head – Business Development. The candidate will be required to multi-task, create feasibility reports & analyze proposals for acquisition. He/she should possess an eye for details, be able to perform under stringent deadlines and be able to aggregate and interpret data. The profile provides exposure to diverse challenges facing the senior management.
RESPONSIBILITIES:
Feasibilities & Presentation:
Screening of Proposals from Property Documents and FSI statements, preparing Feasibility Statements
Understand the Property Ownership Documents and schemes under DCPR 2034
Build cash flow models in Area / revenue share / Outright mode to assess commercial viability of existing projects / potential projects
Prepare presentations / investment pitch, notes, information memorandums for sharing with PE's / NBFC's / Banks / Internal Stakeholders
Interact with ease cross-functionally for information to build the Cashflow models.
Deal Diligence & Documentation
Assist in review of the Due Diligence process with Legal and technical advisors
Assist in review of transaction documents like DA, PAAA, Conveyance, Term Sheets, Heads of Terms, MoUs, Exchange Deeds, PoAs, etc.
Research & Tracking:
Keeping abreast of the real estate market residential and commercial sector trends in the city through primary and secondary research and periodically report on the same.
Generate market intelligence reports for micro-markets of ongoing projects
Keep track of tenders / public notices / news and trends on a day-to-day basis.
Other Activities:
Coordinate with PMCs, Brokers, Society Committee members
Prepare MOMs, attend pre-bid meetings, coordinate and assist in managing presentation to Societies for redevelopment

EDUCATION & EXPERIENCE:
MBA / CA with 10-15 years in BD or Strategy role with a real estate developer / investment banker / private equity / IPC / KPO in real estate finance process
