Job Description

Responsibilities

Your responsibilities will encompass a broad range of activities, including:

Pre-Contract Services:

Prepare feasibility studies and cost estimates for new development projects, ensuring accuracy and alignment with project budgets.

Assist with the preparation of tender documents, including bills of quantities and specifications, to ensure clear and competitive bidding processes.

Analyze contractor bids and quotations, identifying potential cost savings and value engineering opportunities.

Contract Management & Administration:

Manage and administer construction contracts, ensuring compliance with contractual terms and conditions

Prepare and process interim valuations for contractors based on completed work, ensuring timely and accurate payments

Analyze variations and claims submitted by contractors, negotiating fair and commercially viable settlements

Manage project budgets and cash flow, proactively identifying potential cost overruns and implementing corrective actions

Cost Control & Value Engineering

Develop and implement cost control strategies throughout the project lifecycle, identifying and mitigating potential cost risks.

Conduct value engineering exercises to optimize project design and specifications while maintaining quality standards.

Provide cost advice and analysis to project managers and other stakeholders to support informed decision-making.

Prepare final accounts for construction projects, ensuring all costs are properly documented and finalized.

Oversee the claims settlement process and manage disputes with contractors.

Conduct post-completion reviews to identify areas for improvement in cost control and project management for future projects.

Work collaboratively with architects, engineers, project managers, and contractors to achieve optimal project outcomes.

Provide clear and concise communication regarding cost implications of design decisions and project scope changes.

Foster a positive and productive work environment within the construction team.

Qualifications:

Minimum 15 years of experience as a professional quantity surveyor.

Bachelor's degree in Quantity Surveying or a related field (highly desirabl

Membership in a recognized professional body for quantity surveyors (e.g., Nigerian Institute of Quantity Surveyors (NIQS

Proven track record of success in a senior quantity surveying role within the real estate development sector.

In-depth knowledge of construction costs, building materials, and construction methods.

Strong understanding of standard forms of construction contracts used in Nigeria (e.g., NEC3, FIDI
